Good to Know…
Move in information will be sent via email during the summer months for our incoming residents moving in September 1st, 2017. Keep an eye on your email!
If you are locked out of your unit, you have two options depending on what time of the day/night:
1. If it’s during regular business hours (within 10am-6pm Monday-Friday), you can come to the front lobby to request to be let in. In the event you misplaced your FOB permanently, new FOBs can be purchased for a fee of $100.
2. If it’s after hours, someone can be sent out to unlock the door for you for a $60.00 fee (*Payment due upon arrival of the rescuer. Cash only.)
Did you know it’s against the law to tamper with the fire alarms or extinguishers in your unit? Never touch or remove your fire alarms/extinguishers and if you notice there is one missing/defective, contact email@example.com immediately. Tampering with your fire safety devices could result in a fine.
How do I make a maintenance request?
Fill out this easy form & provide us with a detailed description of the issue/request so we can serve you as efficiently as possible.
When should I expect a response?
For requests received during regular business hours, our goal is to have a contractor sent out within 48 hours or sooner. There are certain times of the year where it may take a bit longer due to the volume of requests (particularly the weeks following September & May move in times) but all emergency or extremely urgent issues will be dealt with immediately.
What happens after hours in case of an emergency?
Call 250-469-3063 and leave a message. Our After Hours Team will get back to you promptly.
What am I responsible for?
- As a resident, you are responsible for:
- Unclogging the toilets
- Unclogging drains
- Changing light bulbs

Veda Living allows you access to the building via FOB & to your unit via Key Code. If you have any access issues, including lost FOBs, contact firstname.lastname@example.org immediately.
Veda Living is proud to offer Coin-O-Matic laundry facilities in all units for your convenience. The laundry machines are reloadable card-operated. Remember: you must use detergents with the HE symbol to prevent damages and leaks!
Clean the lint traps regularly to avoid fire hazards! Simply locate the square lint trap located on the wall or ceiling by the dryer, open the trap using the knob, clean the lint, and replace the cover when done. This also ensures your clothes dry in the shortest amount of time!
The bike room is conveniently located in the parkade.
Note: bikes are not allowed to be stored in stairwells, corridors, elevators, or in your unit.
Where to bring your garbage? Garbage must be walked down to the dumpsters located in the parkade. Keep your unit clean & clear of pests; remove your garbage frequently.
Parking spots are available for $200/term on a first come, first served basis at Veda Living. Fill out our Parking Form if interested in securing a spot.
Visitor parking is available. Residents must register visitors vehicles. You will need to submit your guest’s name, license plate number, car make, model and colour. Please also include the day(s) that parking is required.
Note: Submitting a visitor parking request does not guarantee that the request will be accepted. Requests granted according to availability. Please note residents cannot park in visitor parking.
Please remember that Veda Living is a non-smoking building, as per your lease and in regulation with the city by-laws. Smoking inside, on the terrace or within 10 feet of the building could result in a fine of $200 or more.

Subletting your suite is an option if you are going to be traveling elsewhere during your lease. You are welcome to sublet to another student. When you find a subletter, it’s a good idea to have something in writing confirming your agreement. Complete a Veda Sublet Contract Template and send a copy to email@example.com so that we have it on file. Otherwise, send us an email with your sublet’s name, contact info & duration of stay. VEDA LIVING must know who is residing in our buildings due to fire code & communication reasons.
Please note, you are still the tenant, and you are now acting like a “landlord” for your subletter. You will continue to pay rent to VEDA/Domus, and you are responsible for collecting rent from your subletter. While we do not advertise or do viewings to help sublet your room, we do offer a Veda Sublet Contract Template here for your convenience. Subletting can be successful Fall, Winter and Spring! Advertise early, be committed and be prepared to drop your rent price if need be.
A replacement is an individual who will take over your entire lease contract and agrees to all the same terms as your original lease.
When a replacement is found, a $150 administration fee is charged to the original resident. Replacements are required to submit all required documents and payments and be approved as a tenant before the original resident is released from their contract.
Mail and packages can be mailed to your Veda Living address – each building has a mailbox area near the front door. If your package doesn’t fit, Canada Post will place the package in the lower right parcel box and leave the key in your personal mailbox to access it. The front desk has essentially become a post office for FedEx, Purolator and UPS packages. We can accept your packages on behalf of you and you’re welcome to pick them up during our office hours.
Our Damages Chargeback List can be viewed here. All residents should be aware that upon move-out, their suite should be left in a tidy state with no damages. Residents will be charged back, as per the list, for any damages, furniture replacement or extra cleaning required.
1. Plan ahead & email firstname.lastname@example.org to request a BBQ rental, or stop by the front desk to inquire about available dates.
2. Watch this video on HOW TO operate a BBQ.
3. Read & sign our BBQRental_VEDA at the front desk.
4. Make your $20 deposit payment (CASH ONLY) & arrange key pick up with the Veda team.
5. Enjoy grilling!
We want our residents to enjoy the BBQ area, and as you can imagine, safety is our number one concern. It’s everyone’s responsibility at Veda to understand that propane gas can be dangerous if not treated with care. Please do not smoke near the BBQ’s. Know where the two outdoor fire extinguishers are located before use. Make sure to clean up after yourself and put all garbage from your BBQ or hang out in the new outdoor trash can located nearby (fines will be given for any mess / damages). Recycle wherever possible by taking your items inside & down to the waste/recycling room.
